
It is the responsibility of the landlord or seller to ensure that a Commercial EPC has been undertaken before the property can be sold or let. This has been phased in by the government during 2008 to help try and reduce the countries co2 levels as buildings are responsible for almost 50% of the countries total carbon footprint.
Much the same as a Domestic EPC, property type, age, construction & lighting are all taken into consideration with a higher emphasis being placed on the properties HVAC (Heating, Ventilation and Air Conditioning) system.
Again, the certificate will be joined by a recommendation report, suggesting what improvements could be made to reduce the carbon footprint and to help save money.
